How Often Should You Pressure Wash, Re-Sand, and Seal Paver Patios and Walkways in Our Climate?

Your paver patio or walkway is like a puzzle. Each brick or concrete piece fits together with sand in the joints. Over time, rain, dirt, leaves, and weather can loosen that puzzle. So how often should you pressure wash, re-sand, and seal pavers in our climate? The short answer: it depends on your pavers, shade, traffic, and the seasons. But here is a helpful starting point.

Pressure Washing: Usually Once a Year

In our climate, most paver patios and walkways need a gentle pressure wash about once a year. If your pavers are under trees, stay damp, or grow green algae or black spots, you may need it every 6 to 12 months. If they are in full sun and stay fairly clean, once a year is often enough.

Important: pavers are not concrete slabs. Too much pressure can blast away joint sand and even chip the surface. A trained cleaner uses the right nozzle, pressure, and cleaning solution. A wide fan nozzle is safer than a narrow turbo nozzle. Think of it like washing a car—you want to remove dirt, not peel the paint.

Re-Sanding: After Washing, When Joints Are Low

Joint sand is the stuff between the pavers. It locks them together and keeps weeds and ants out. Pressure washing can remove some sand. Rain and freeze-thaw cycles can also wash it away. So after a pressure wash, check the joints. If the sand is more than about a quarter inch below the paver surface, it is time to re-sand.

For many homes in our climate, re-sanding is needed every one to two years. Some patios need it less often. Some need it more. Use polymeric sand or the sand recommended for your pavers. Sweep the sand into the joints, then let it settle. Re-sand when pavers are dry, and follow the product directions. Do not skip this step if you plan to seal.

Sealing: Every Two to Three Years, Depending on Weather

Sealer is like a raincoat for your pavers. It helps block stains, slows fading, and can help hold joint sand in place. In our climate, sealing every two to three years is a common plan. If your sealer is worn, water will stop beading up. That is a sign it is time to reseal.

Wait until pavers are completely dry before sealing. Do not seal right before rain. Also, do not seal if the temperature is too hot, too cold, or if rain is expected. A good sealer needs time to cure.

A simple water test can help. Pour a little water on the pavers. If it soaks in quickly instead of beading, the sealer is probably worn.

A Simple Yearly Check

Here is an easy way to remember: wash once a year, check sand after washing, and seal every two to three years. But always look at your own patio. Shade, trees, pets, snow, and heavy foot traffic can change the schedule.
